A delightful villa set

island and the Greek mainland (Peloponnese) in the distance. Built in 1995, on a
one and a half acre (6000 sq.m) site, the property is an ideal retirement home.

bathrooms (1 en suite), a kitchen and large living area encompassing lounge,
dining and office spaces. The basement of 50 sq. metres houses the oil-fired
central heating boiler and has been wired and plumbed for possible additional
future living accommodation. Currently used as a storage/workshop area, with
washing machine/freezer/second fridge. In
addition to the oil-fired boiler the water is heated by solar panels and an
electric immersion heater. There is a constant supply of fresh water as well as
a 45 cu.metre water storage tank built into the basement area into which both
fresh and rain water, from 3 sides of the roof, can be fed. Drinking water is
taken directly from the fresh water supply, which comes from the base of the
nearby mountain about 150 metres away. The site is fully fenced and walled to
provide security and a safe area for domestic animals to roam. 67 olive trees
are registered with the local authority for EU olive oil subsidies. Orange,
lemon, fig and almond trees are also present, along with well stocked gardens
containing not only local trees, flowers and shrubs (palms, bananas, etc) but
also many imported varieties. The driveway, house surrounds and a large barbecue
area are fully concreted, as is a base for a future double garage. The barbecue
is full size and capable of roasting sheep, goats or suckling pigs. A large
verandah area, for summer living, leads directly from the lounge area, part
covered by tiles and part by a canvas awning. Mains electricity and phone lines
are connected. Drainage is by septic tank. There are 98 flights per week
directly into the island during summer from North West Europe, as well as 8
ferries per day to the mainland at Killini, These ferries take the bus services
to Patras, Athens and Thessalonika. During the winter there is a daily flight to
Athens and 4 ferries per day. From Patras there are ferry connections to 4
Italian ports, with further connections to Croatia. The open-plan main living
area is subtly split into lounge, dining and office area by a bookcase/room
divider and a breakfast bar. The lounge has a large open fireplace and double
patio doors leading directly on to the verandah. The master bedroom, with its en
suite bathroom, and the second bedroom have a split-system air conditioning.
Fitted wardrobes are fitted to the two main bedrooms. The en suite bathroom has
a large corner bath, shower cubicle, hand basin, toilet and bidet. The guests
bathroom has a shower cubicle, toilet and hand basin. Floors are tiled
throughout except in the basement, which is concreted. The basement is fully
shelved for storage and also contains the central heating boiler and the fuel
storage tank (1100 litres). In the basement, and throughout the house there is a
mixture of English 3-pin and continental power plugs. External gas bottles feed
the combi-cooker, which has gas and electric hobs.
