Looking North East over the front of the property.

The house was built four years ago amongst fields with fantastic views to the sea and with only a five-minute walk to some of the best quiet sandy beaches in Paros. Built using local stone walls and with half a dozen houses nearby.
The location of the house in Paros, is on the east side of the island between Marpissa and Naoussa, both being about 6 or 7 minutes away. The main Naoussa road is reached from the house along a wide l km long private road, with a mini market at the end of this road. To the west are fields and the hills of Paros. The capital Paroikia, which is the main shopping centre and port, is 20 minutes away, and from where there are regular ferry connections to Piraeus, Lavrio and Rafina. Paros airport is a 25 minute drive away from the house with up to 3 flights a day to Athens. Drios, Piso Livadi, and Lefkes are all about 10 minutes away by car.
The island has a very good private hospital in Paroikia and also a big IKA hospital/clinic, along with medical centres at several villages. This year the municipality will be providing an air ambulance for the emergency evacuation of seriously ill people from Paros to Athens.
The plot on which the house is built is just over 2000 square metres. The house is single floor and stone built with half metre thick walls, and has a plan area of about 135 square metres.
The accommodation consists of 2 double bedrooms (one of which has an en suite) with fitted wardrobes, a large lounge with panoramic views, a kitchen and also a dining room of 35 square metres. The dining room could easily be reduced in size to allow construction of a third bedroom whilst still retaining a separate dining room. The main bathroom is adjacent to a bedroom. EXPA mahogany double-glazed sealed window units are installed throughout. The doors are also of mahogany, again from EXPA - who are considered the leaders for the manufacture of quality doors and windows. The house has been recently redecorated.
The kitchen is fully equipped with a washing machine, dishwasher, oven and hob with an extractor fan, and many cupboards.
The lounge and dining room both open onto large verandas, which look toward Naxos. There are verandas outside every room, and all of which have covered pergolas providing shelter from the sun or wind at any time of the day.
Air conditioning to the bedrooms is by silent inverter Fujico units, whilst the living area is heated and cooled by a large capacity Philco unit. Background heating of the house is by ceramic wall heaters. There is an efficient and attractive wood-burning fireplace in the lounge. Typical annual electricity costs have been around €450. We live here all year and have not had a need for central heating. However, should a buyer want full central heating, a current quotation is available at €5000.
For general storage, or for use as a workshop, a 25 square metre semi underground cellar has been built to the north west of the house. A concrete hard standing for two cars is near this corner of the plot, and is covered by a pergola giving sun and weather protection to the cars.
The sitting room There is mains water supply to the house and also a separate water store or sterna, the drainage is to a large underground septic tank. Electricity supply is to the whole house and to the cellar. A phone line with broadband is installed, and a 1.6 metre satellite dish is located in the garden giving access to Astra, Hotbird, Sky, Nova.
The house is being sold unfurnished but could be sold part furnished – subject to negotiations.
The Dining Room.
The garden is a special feature of the property, with many fruit trees such as peach, orange, fig, lemon, banana, vines and olive trees (we produced our own wine and olive oil last year from these trees). Two separate irrigation systems operate ensuring the garden can be left unattended for periods of time without plants drying out. The majority of the plants are local and thus drought resistant. As can be seen from the pictures, there is space for parking many cars and also for a trailer or a boat.
There is a badminton court in the garden, and this could be converted into a large swimming pool if desired.
Offers invited at €275,000
